Description:
The Associate Operations Manager is responsible for the following:

Assists the Operations Manager in managing all capital projects, including landlord and tenant construction projects, focusing on the preparation of capital budgets, construction coordination, contract administration, and contractor compliance with the centers policies.
- Monitor all tenant and landlord construction.
- Monitor contractors to insure compliance with the center policies.
- Obtain bids and administer contract documents.
- Work with Accounting team to insure timely payment of invoices.
- Conduct operational audits with Operations Manager and ensure processes are in compliance with corporate policy.
- Prepare back-up information for operational reports for regional/corporate managers.
- Maintain building systems and technical systems (i.e., computers and peripherals).
- Participate in Manager On Duty rotation.
- Identify and manage all capital projects working with the Operations Manager under the direction of the GM to prioritize all projects.
- Manage and maintain the R60 capital budget process.
- Initiate and monitor the CAPEX approval process.
- Maintain HVAC and utility consumption records for landlord provided services.
- Participate in centers strategic planning efforts.
- Coordinate with mall team and other departments to insure project completion.

Experience:
- Minimum vocational/technical training
- Associate's or Bachelor's degree desired
- Minimum 1 year in the property or construction management industry, 2 years administrative/technical experience and knowledge of property physical systems
- Desire 1 year of supervisory experience with 2 or more employees and/or contracted service
- Shopping center industry experience desired
- Understanding of building systems, HVAC, plumbing and electrical systems
- Good analytical skills
- Proven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner
